LRS for house with house number: LRS >> BPS>> Occupancy certifcate >> if anything there >> BRS scheme ..(buidling regularization scheme)   Open space charges  if not paynow…   you have to pay on Building permission.  Only Sale deed accepted.. (NO GPA or GPA cum sale deed)  GPA with pocession CUm sale deed >> may approve.  (you gpa you can sell by sale deed which is also sub registrar may not approve)

LRS Calculation formula

  1. check LRS rates by Plot size, ex:
  2. check LRS rates by Plot Price per sqyd,
  3. plot size sqmtr price *total area/100= regularization charge
  4. add 14% of plot area in case of 10% free land not in layout most cases no free land
  5. Regularization charges+ open space charges+ any other taxes..

The actual regularization charges will be the percentage of basic regularization charges and shall be calculated based on the land value prevailing as on 28.10.2015 as given below.

    1. If 10% open space is not available in the un-approved layout pro-rata open space charges @ 14% of the plot value prevailing as on the date of registration of such plot shall be paid.

how to get plot market value at sub registrar office?

 

Options 1: go to sub registrar office apply for market value certificate, (not necessary)

pay the fee for market value certificate.

Options 2 or visit telangana registration website for current market value as per government.

You need to register as citizen to know current government rate value of your area.

Part 1 Plots Size & Basic regularization charges per sqyd

plot area: 150 sq yd or 125.4 sq mtrs (sq yd to sqm convert later)

100-200 sq mts

400 (applies to whole plot ,  not like 100+25 electricity bill & income tax).

125.4*400=50,160

Par 2 Discount rate as Per the land size

Let’s assume market value:  below 3000  then slab 20%

our rate: 1000 -3000 Sq Yd₹

125.4*400=50,160

25% of 50,160  = 12,540 use percentage Calculator

 

Part 3 open space charges 14% of  plot market value

 

If 10% Land value not  available for parks to surrender to municipality, then its levied,

 

14% of 50,160= 7023

 

25+14=39%, 40%* of your property value,

 

Part 4: Road cutting / road abutting for plot

9 sqmts from 125 sq mts if road adjacent to plot (general layout rules by authority) as per 2015 LRS receipt

10.7639 ( 11, sq yds)

Telangana LRS 2020 Application Process

  1. isit LRS telangana website,
  2. enter your Mobile
  3. Select your Area Municipality, Municipal corporation, or Grama Panchayat Layout (Including HMDA)
  4. all over telangana ths time.
  5. FIll your basic details
  6. Fll your land details registration before 31/8/2020.
  7. document number necessary, surgery number etc.
  8. Pay the application fee of 10000
  9. remaining will be within 3 months.
  10. Once it approved pay remaining amount ,

some builders creates fake documents of LRS, BPS and sold to retails customers and  they escapes.

ask occupancy certificate them.

so check documents carefully, EC Search, LRS check, Layout Number, BPS at hmda website.

 

news events:

march 2025: pay the full amount get 25% discout open space charge till 31/3/2025.  New application may also applied till the date.

pay the full fee amount for regularization of layouts till March 31 e Last date: 31/3/2024. No fresh appliction*

The previous government had accepted LRS applications from August 31 to October 31, 2020, during which a whopping 25.70 lakh applications were received.
